House rules (in short)
Check out before 11:00 AM. There will be $50 charge for every 30 minutes of late checkout
Check-in 4:00 PM – 11:00 PM. Late check-in can be accommodated for travel delays

No parties/events/large gatherings
Maximum Occupancy 8 people. All guests must be registered
No smoking or vaping. $500 fine will be imposed for smoking or vaping inside
No open flames or candles
Dogs are permitted for a fee of $25 per day per dog to a maximum of $250 per week.

Pool cleaner and landscaper come periodically
Garbage pick up: Monday and Thursday.
The pool heater is set to 84 degrees and operates daily from 8am to 4pm, turning on only when the outside temperature is above 65 degrees. Please note that requests to raise the pool temperature above 84 degrees (up to a maximum of 87 degrees) will incur an additional $25 per day charge, capped at $100 per week. It may take up to 48 hours for the pool to reach the newly requested temperature.

Additional rules:
1. Maximum occupancy is 8 people. There are no parties allowed in this house. Only the individuals named in the signed rental agreement are authorized to be present on the property. if unregistered guests will be coming to visit, you must give notice and get consent from the hosts. 
2. Access to the home is obtained via keypad code through private message, which becomes activated at check-in time, and deactivated at check-out.
3. Before arrival, the guest must sign a Short Term Rental Agreement agreeing to follow all of the House Rules and disclosing all members of the party. You will be contacted by an independent service to verify your identity. Access to the home is conditional upon receiving this information as well. Unless otherwise agreed to in writing, failure to provide this information before you arrive could impede your ability to enter the property or cause a cancellation of your stay. This is the insurance requirement and can’t be waived. The host reserves the right to check ID in person at any time during the stay.
4. The renter must meet the minimum age requirement of 24 to book this property. The ID you use for booking the reservation must match the credit card you use to pay. No third-party bookings are permitted. Property cannot be rented for someone else if the person making the booking will not be staying at the property or not staying throughout the entire duration.
5. The places marked “no guest access” should be respected.
6. The check-in is at 4 PM guaranteed but you can contact us to see if an earlier check-in is possible. We will be happy to do so earlier if possible. Check-out must be done by 11 AM. There will be $50 charge for every 30 minutes of late checkout.
7. A maximum of 4 cars allowed at the home at any given time. All cars must be within the driveway. Parking on the grass, the sidewalk, and the street is prohibited and if a violation is given to us due to this matter, then there will be a penalty for the guests violating the rules.
8. Guests are responsible for keeping vehicles and house doors locked. We are not responsible for loss of property.
9. Pets are permitted on a case-by-case basis and with advanced approval from the host. Host reserves the right to refuse any pets that may conflict with rental policies. If accepted, pets must be completely housebroken and owners agree to clean up after their pets during the stay, including properly disposing waste. Any evidence of accidents left for cleaners after checkout will incur an additional cleaning fee. Pets must remain leashed and never left unattended on the rental property premises. Up to two dogs under 50 pounds are allowed for a fee of $25 per day per dog to a maximum of $250 per week. If evidence of any unapproved/undisclosed animal presence is discovered, including an animal owned by someone other than the guest, Guests will be subject up to a $100 per day animal fee and may be required to vacate the property immediately, with the rent money forfeited.
10. Guests are welcome to use the outdoor grill, but we ask that you clean it thoroughly after each use. If the grill is left in an unacceptable condition, a $50 cleaning fee will be charged.
11. Guest acknowledges that there is no pool alarm or any pool security on the property, and that guest is solely responsible for his or her own safety as well as that of any children and visitors. The property is not childproof. There are breakables, toxic cleaning materials, choking hazards, unsecured electrical plugs and cabinets, and many other hazards within reach of small children. Children must never be left unattended. Use of any amenities (for example, the stove, pool, pool beds, pool toys, etc.) on any part of the property may be dangerous and involve potential risks if improperly used, particularly concerning children. Such use is solely at the Guest’s own risk and responsibility.
12. No smoking, vaping, or candle lighting permitted. If evidence of indoor smoking is discovered, an additional $500.00 cleaning and odor removing fee will be imposed.
13. Parties are not allowed. Quiet hours are from 9 PM to 7 AM.
14. There is a camera located on the front door of the property for your security and the security of the property. There is a sound level/smoke/vape monitor device in the living room (this device does not record video or voice, just sound decibel levels to prevent unauthorized parties and smoking/vaping). Any person who interferes with the camera or monitor devices on the property, whether by unplugging, covering, or repositioning them, will be considered to be in breach of this agreement. Such a person will be immediately required to leave the property without a refund. 
15. Anyone who tampers with the camera or monitor devices either by unplugging, covering, or repositioning them will be immediately escorted off the property with no refund.
16. If the host has a belief that there is imminent danger to the person or property, or that the house is being used for a party, trafficking, or any other unauthorized or illegal purpose, the host may enter the property without any advance notice.
17. We provide enough towels, linens, toilet paper and towel paper to get your stay started, any additional supplies can be purchased at the local store.
18. Only toilet paper can be flushed in the toilet. Flushable wipes must be put in trash. Plumbing fees associated with a clog caused using anything other than toilet paper will be charged to the guest.
19. Guests are expected to place all trash into the trash bins. Trash pickup days are Mondays and Thursdays.
20. In order to keep the house clean and well maintained for you, there are a few services done regularly to it (pool and landscape maintenance and pest control).
21. If Guest, Guest's family, Guest's guests, Guest's animal(s), or Guest's visitors damage the property or fail to comply with the conditions and obligations of these House Rules, Guest shall immediately surrender the property, remove all personal belongings and leave the property in good order and free of damage.
22. All transient occupants must evacuate from the vacation rental following any evacuation order issued by local, state or federal authorities.
23. A refundable security deposit hold will be placed on the guest's credit card and released automatically if no damage to the property has occurred.
24. The host reserves the right to cancel the reservation and remove guests from the premises if there is a violation of any of the rules outlined in the rental agreement.
